Purchasing A Vacant House

I wanted to cover a few things about purchasing vacant properties. When it comes to purchasing distressed and vacant real estate I have probably purchased more vacant houses than any other type of distressed real estate. Since they are empty the owner wants to get rid of what is a headache for them.

However with vacant properties there is a good chance you are going to gave to deal with city or county officials to make the property habitable. You may have to deal with electrical, plumbing, and building inspectors. And in most areas any required work that the inspector(s) require to get services hooked up has to be done by a licensed contracter. Unless you arelicensed yourself you will not be allowed to do it yourself you will not be allowed to do it yourself. This means more money and more time to get this property done.

When dealing with vacant properties you also want to check for liens including the city or county that your in. Most countries or cities have a list of vacant and dangerous buildings list. Most also will tag or put a notice on the vacant property or vacant house that the city has issues with the property. These notices tend to get removed overtime so you want to check with the city to see if the property is on the list. If you can get a copy of this list is also a great list of leads for other distressed homes that you may be able to purchase. If the vacant home is on the list then you should be able to find why and what needs to be done to get it off the cities list. These people that work in that department are people that you want to develop a good relationship with. If they see your trying to do the right thing they are usually very helpful on what needs to be done to get the property off the list and stop any additional fines or fees being levied onto the property.

Other liens that you want to check for included Mechanic liens, usually put on by a contracter. Liens by insurance companies and lawsuits due to legal actions brought against the property or property owner. May even be due to a previous owner of the vacant property rather than the current titled owner. Old loans and mortgages that either were not paid off or maybe the release of lien was never recorded. And of course property taxes are likely to be owed since properties that are vacant typically mean no one is doing anything with them including paying the local tax enities. If you not comfortable doing your own lien searches you probably want to either use a title company or a real estate law attorney.

A lot of investors will pruchase these vacant properties then just resell them for a quick profit. I allways liked the challenge of rehabing the property and turning it back in to a home rather just a vacant empty building and then renting or selling it. And of course if your looking for a home for yourself and willing to do the work you can find some real diamonds in the ruff. There have been several that I have purchased, made them liveable, moved in and turned them in to a beautiful home. This has been one of my most profitable methods of profiting from real estate. Most homes will sell better if they are staged with someone living in them while they are on the market. And then once we had a buyer we would close on another house that we already had our eyes on and move into it.
